The Site

The site is located to the south east of Southampton city centre at the location of the former docks. The promontory that forms the majority of the site is built into what was formerly the outer dock and presently is a marina. The promontory extends some 85 metres into the Ocean Village Marina and is approximately 22 metres wide and constructed from interlocking steel sheet piles driven into the seabed, in-filled with rock and granular material and capped with an in situ concrete slab. The sheet piles have a continuous concrete capping beam approximately 750 millimetres wide, 750 millimetres deep cast at slab level around the promontory perimeter.

The promontory was constructed in the mid-1960s as part of a terminal for Cross-Channel car ferries, which operated until the mid-1980s and is presently used primarily for car parking. It is surrounded by floating pontoons used for yacht moorings and has evidence of its past usage as a ferry terminal most notably in the form of extensive fenders on the south side and a number of buried services beneath the capping slab. Historic photographs and initial investigations indicate that the sheet piles have been constructed using steel tie bars close to water level.The site is presently used for car parking and marina storage. The proposed hotel building is to be located on the Promontory which will be the main focus point for the ongoing regeneration for the marina, while the remaining car parking will be relocated to the newly completed multi-storey car park (Ocean Car Park) to allow the creation of a new public piazza.
