Demolition of the existing buildings. Redevelopment of the site to provide a new supermarket (Class A1 retail - 6,578 square metres gross floorspace) with associated 325 space car park, medical centre (Class D1), with associated 40 space car park and public play area (no matters reserved for later approval) and 140 residential units (22 houses, 118 flats) with 119 associated car parking spaces (details of appearance reserved for later approval).

Having identified the Portswood Bus Depot site as an appropriate location in planning policy terms for such development, Sainsburys has sought to bring forward development on the site through representations on the adopted Local Plan Review and the submission of numerous planning applications.

In order to signal a fresh approach to the design of the scheme, the design has evolved and been refined over the intervening period, culminating in the development proposals now submitted with this application.

A final round of public consultation was undertaken in February 2008. The key amendments made to the proposals in response to the Inspector’s Report all gained public support, with the a majority of respondents to a public exhibition questionnaire supporting moving the carpark underneath the store, the increased housing, the introduction of the town houses and the re-sited medical centre. Once again, a high level of public support for the proposals was demonstrated.

Breif description of the development

The planning application submission for the site is for a mixed-use scheme comprising the following:

A Sainsbury’s supermarket
325 car parking spaces for the supermarket
A medical centre
40 car parking spaces for the medical centre
140 homes with 25% affordable provision
121 car parking spaces for the residential development
Public play area

Over 25% of the net area of the residential development provides family homes in the form of terraced townhouses.
