With high demand and a limited number of properties, the wait for a council house can sometimes take years. This is why, when a property becomes empty, we want to turn it around as quickly as possible for new tenants to move into.

With high demand and a limited number of properties, the wait for a council house can sometimes take years. Which is why, when a property becomes empty, we want to turn it around as quickly as possible for new tenants to move into.

We ask everyone moving out to leave their home clean and tidy so that we can carry out safety checks and re let it again quickly. Unfortunately, not everyone leaves their home in a clean and tidy condition.

Our void team inspect homes as they become vacant, and frustratingly, they often have to deal with mess and damage left by the outgoing tenant.

Although the tenant will be charged for work, it takes time, and this means that much-needed homes are sitting empty while we clean up and make repairs.

If you’ve wondered why a council property near you is empty, chances are it is because we have had a lot of work to do, to make it safe, clean and ready for the new occupants.

Some tenants leave their properties in a poor state; unclean, full of rubbish and in need of major repair and redecorating work. From offensive graffiti on walls to broken windows, damaged kitchens and gardens that are left overgrown and strewn with rubbish.

When the Void Repair team are faced with a property that has clearly not been cleaned or looked after, it makes the job much longer and impacts the turnaround time of the property.

If everybody left their home clean and tidy, we would be able to allocate homes much faster.

If you are planning on moving out of your council home you must let us know and give us four weeks notice before you leave, and ensure your home meets our Moving Out Standard.

This basically means that everything inside and outside of your home is left clean, tidy, in good repair and decorative order and that all your possessions are removed.

We will charge you for any work that we have to do to repair damage not due to normal wear and tear or to clear any items left behind; so it really is in your interest to make sure your vacated home meets the standard and is ready for the next tenant to move in.
