Leasehold ServicesIf you have purchased a flat or maisonette either under the 'Right to Buy scheme' or on the open market, as a leaseholder you are legally obliged to pay a share of the cost of the services and major works that we provide to your block.

Service charges are estimated and payable monthly. These may include:

• Communal Repairs
• Lighting of communal areas
• Warden services and cleaning
• Grounds maintenance
• Concierge and door entry system

• Landlord heating (if applicable)
• Bulk bin emptying
• Administration fee
Buildings insurance

As your landlord we have a duty to maintain the building and charge you your share of the costs. The costs are divided equally between the number of flats in the block and they are reviewed every year.

How to pay your Service Charges

- By Direct Debit: Phone 023 8083 4137 for further information
- By Debit/Credit Card: Phone 023 8083 2654 (there may be a 2.5% surcharge added to payments using a credit card)
- By Post: Send a cheque payable to 'Southampton City Council' to The Cash Office, Gateway, One Guildhall Square, Southampton, SO14 7FP
- In Person: At the Cash Office, Gateway, One Guildhall Square, Southampton, SO14 7FP

Major Works

These are 'one off' major repairs or improvements carried out to the block, e.g. roof, door entry system, lift replacement, painting. As a leaseholder, if this work is carried out you will be consulted under the terms according to your lease and charged a proportion of the block cost once the work is completed. This charge is payable in full and as an owner you must be prepared for this type of expenditure.

Leaseholder Forum

The Leaseholder Forum was set up in 2008 to enable leaseholders to meet with Southampton City Council Housing staff to discuss issues about the service that they receive from us. The forum meets every 4-6 months and is a valuable way to provide regular feedback to leaseholders about policy changes or new initiatives and is advertised in the Tenants' Link.
