Buildings in Conservation Areas

This service provides advice and guidance on conservation areas designated under the Planning (Listed Buildings and Conservation Areas) Act 1990. This includes advice on existing conservation areas and possible future conservation areas; conservation area appraisal and management; proposals for development within or affecting the setting of a conservation area.

There are 20 conservation areas in Southampton. Here is a list of conservation areas, giving streets, plots and other information. Here is a basic index of streets in conservation areas. An interactive map showing the conservation areas can be viewed on Southampton City Council's Southampton Online Maps web site, which also shows listed buildings or scheduled monuments.

Proposals to demolish buildings, or to build new buildings within or adjacent to conservation areas, require Conservation Area Consent (CAC) in addition to Planning Permission. No fee is charged to submit a CAC application, and our target is to deal with applications within 8 weeks of registration. It's a good idea to talk proposals through with the Conservation Officer before an application is submitted. This may save you time and money later on.

Some conservation areas have stricter controls. These are called Article 4 Directions, and mean that permission is required for works that would normally fall outside the planning process. The conservation areas affected by Article 4 Directions are Ethelburt Avenue, Uplands Estate, Oakmount Triangle and Portswood Residents' Gardens. All buildings in Oakmount Triangle are covered by the Article 4 Direction, however some buildings in the other three conservation areas are exempt. Details of exempt buildings are available here.
