The Commercial Road area around the central station has seen a large amount of office development in recent years including a number of speculative offices attracting large commercial and financial employers as well as government and city council offices. These are large volume office users who benefit from the proximity to the central station for public transport. Redevelopment opportunities exist within this quarter with higher density office accommodation with ancillary retail/ A3 uses permitted at ground floor level. Southampton Central Station has been identified as a major site, with the potential for a landmark redevelopment with office space and ancillary retail uses built over the station lines, the development of a public transport interchange and a more welcoming environment for passengers.
