If you’re a leaseholder, you will have received a statement from us back in March showing what we predict your estimated service charges will be for the year ahead (the financial year runs 1 April-31 March the following year)

How we calculate service charges

You can choose to pay your service charge in full in advance or pay monthly. If you pay monthly, this statement will show you the monthly charges we expect you to pay over the next 12 months.

Since these statements were posted out in the Spring, our Leasehold Services team have been busy gathering the exact costs that were spent in each service area during the last year. These costs cover things like repairs and maintenance, lighting and cleaning in communal areas, concierge and door-entry systems, grounds maintenance and buildings insurance.

Every cost that was incurred for each property, block of flats or estate, is entered into our accounting system. We thoroughly check all the figures until we are sure we can accurately calculate the correct service charge amount for each leaseholder. Final statements are then sent out to leaseholders in September. If your charges were over or underestimated the previous year, your account will be credited or debited accordingly.

Remember, although your service charge covers the communal and external areas, you are responsible for the repair and upkeep of the fixtures and fittings inside your home.
